What Affects the Lifespan of a Concrete Garage?
Panel Construction

A correctly prepared, level base supports the panels and helps keep the garage properly aligned. Movement or deterioration in the base can lead to cracking, uneven joints and problems with doors.
Water should drain away from the building rather than collecting around its edges. Soil, paving and other landscaping should not be altered in a way that directs surface water towards the garage.
The Roof and Other Components
Roofs, doors, windows, seals and fixings may require attention before the concrete panels themselves. A damaged roof can allow water into the garage, while worn seals or blocked gutters can contribute to damp conditions.
The garage door should also open smoothly and close securely. Springs, cables and other tensioned components should only be adjusted by someone with the appropriate experience.
Location and Exposure
A sheltered garage may experience different wear from one on an exposed site. Wind-driven rain, coastal air, overhanging trees, pollution and persistent shade can all influence maintenance requirements.

How to Maintain a Concrete Garage
Inspecting the garage at least once a year, and after severe weather, can help identify developing problems. Look for:
- new or widening cracks in the panels or base
- loose, damaged or displaced roof sheets
- water marks, recurring leaks or persistent damp
- rust staining, exposed reinforcement or flaking concrete
- worn seals and gaps between components
- blocked or damaged gutters and downpipes
- doors that stick, drop or no longer close securely
- damaged fascias, windows and external trims
Keep gutters and drainage channels clear using a safe method. Do not climb onto a garage roof without the correct equipment and precautions, as cement roof sheets can be fragile.
If the inside becomes damp, check whether the cause is a leak, water entering at the base or condensation. Improving ventilation may help with condensation, but it will not repair a leaking roof or defective joint.
Be Careful With Older Roof Sheets
Some older garage roofs contain asbestos cement. If the roof material is unknown, arrange for it to be identified before drilling, sanding, pressure washing, cutting or removing any sheets.
Suspected asbestos materials should not be broken or disturbed. Work must be assessed and completed using the appropriate precautions and disposal arrangements.
Can an Older Concrete Garage Be Refurbished?
Age alone does not mean a garage needs replacing. Depending on its condition, refurbishment may include:
- repairing or replacing the roof
- fitting a new garage or personnel door
- replacing damaged windows and fascias
- repairing individual concrete panels
- renewing worn seals and fixings
