Understanding the basics of a garage conversion

But converting your concrete garage can be a complicated and daunting task- so to help you along the way we have prepared this little guide to try and help you understand the basics of a concrete garage conversion.

1. Work out your budget and check if it is realistic: a typical basic garage conversion will cost a homeowner around £1,000 to £,1250 per square metre (and that’s only if the walls and floor are in good nick, the roof isn’t prone to leaking and the ceiling height is sufficient). Then you need to look at your design costs which can range between £1,200 to £2,500 plus the fees for a structural engineer. In total, a concrete garage conversion isn’t cheap (but it’s probably more economic than moving) and will more than likely come in between £17,000 - £25,000 for a basic conversion.

2. Check if you need planning permission, and if you do- get it! This is particularly pressing if you live in a listed property, pushes your home beyond your development rights or if you are trying to convert your concrete garage for business purposes.

3. Make sure you get building regulations approval: there’s also legal restrictions that will also need looking at.

4. Think about all design details: these don’t just include how your garage will look on the inside, but what about the exterior? Are you removing the door on your concrete garage? How will you enter if you are? What about natural light?
